Fly Fishing in Merritt at Corbett Lake Lodge is truly a great fishing experience. In the early 1940’s, the Grandby Consolidated Mining Corporation established the lodge as a worker retreat.  At that time the lake was not much more than a pond that was fed by underground springs.  But with the creation of a dam the pond grew to be the great lake it is today.

FLY FISHING IN MERRITT HISTORY 

The Merritt BC Canada lodge was purchased by Peter McVey, the dean of fly fishing in the Nicola Valley.  Peter built a solid reputation for fishing at his lodge.  As a result people have come from all over the world to experience this resort.  Peter not only looked after the nuts and bolts of the resort, he was the chef in the restaurant which also added to the notoriety of his establishment. If you ask nicely he would bring out his guitar and have a little song to sing.

NEW OWNERS

In 2013 Peter sold the resort to new owners.  Luckily Peter made sure the buyers were able to maintain the integrity of the resort. Not only did the new owners want to maintain Peter’s legacy, they have taken steps to improve the resort in many areas.

Corbett Lake Lodge has  a very solid reputation.  Just read what this blogger had to say, (you will have to scroll down the article to find the story). Also in 2016, Canadian Fly Fishing Championships were hosted, in part, at the lodge. The North American and Canadian Championships were scheduled for this year.  Not to mention, the American Loch Style Championships were held at the lodge in 2017, 2018 and 2019.  All these events clearly showing the quality of fishing in the lake.  You can’t beat the fishing at Corbett Lake Lodge near Merritt, BC

THE FACILITIES HAVE RUSTIC CHARM

From the main lodge to the cabins there is much to appreciate. The main lodge has a great sitting area with a beautiful stone fireplace where you can relax, tell your fish stories or read a good book.  There is a dining area for serving meals and for entertaining at events. The resort continues to upgrade the facilities to improve the comfort of their guests.

WHAT ELSE CAN I DO AT CORBETT LAKE LODGE NEAR MERRITT, BC

Whereas fishing is the main attraction at this resort near Merritt, BC, there are many activities you can do to have a great time.  Make it a relaxing retreat reading, star gazing and/or lounging around doing nothing? If this sounds like you then grab your lawn chair, book and favourite beverage and head down to the lake shore.

Perhaps painting is your thing? If so just bring your easel and paints and Corbett Lake Lodge will provide the scenery. 

Throw your canoe or kayak on your back and explore the shoreline, and photograph the birds and other creatures.  Just remember to respect the fisherman and stay clear of  their areas.

PROXIMITY TO OTHER ADVENTURES

The nice thing about Corbett Lake Lodge is that it is close to several other areas that are worth a visit.  For example, just around the corner is Kane Valley where your options are wide open.  You can try more fishing on several lakes in the area.  Harmon Lake is my favourite. There are 55 KM of snowshoe trails which are excellent for hiking or mountain biking.  The back country logging roads in the area provide safe ATV riding. 

The Forestry Ministry has campgrounds at Kane Lake and Harmon Lake.  The Harmon East Campground not only provides camping, it is the trail head  to the Forestry Interpretive Hiking Trail where you can learn more about the local flora and fauna.

If you’re looking for some urban activity, take the fifteen minute trip to the booming metropolis of Merritt, BC. (population 7,200)

Fun Things To Do in Merritt To Break the Boredom
 

The COVID-19 in Merritt BC has citizens embracing the directives from our health authorities.  For my wife and myself this means self isolating ourselves. We are not quarantined, so we are able to go out for essential services such as groceries once a week or so.

GETTING THINGS DONE

  1. Converting CD’s

Gathering the materials

One of the nice things about self isolating during COVID-19 is that you now have time to tackle some jobs that you have been putting off because other things take you away from these tasks.  For example, I have wanted to convert my CD’s to digital and store them online. Ditto goes with my photos as well.

However, my procrastination has caused me some grief because technology has moved on and my computer does not have a CD drive.  To solve this problem I resurrected my old computer that did have the necessary drive to carry out this task.  This machine was extremely slow and was several releases of Windows 10 behind the times.  Despite these problems I persevered and the task was completed. 

2. Resurrecting the craft room 

We have a room downstairs that was originally going to be our craft room but overtime it became a storage room.  We had luggage, Christmas decorations, boxes of memorabilia and all kinds of other stuff which left no space to actually do any crafts.  This project is massive and is therefore still on going.

The early Spring is a great time to get a jump on your gardening chores.  Things such as clearing out the winter die off, pruning, weeding and de-thatching.  The rewards will show within weeks.

1. Baking

This is one activity that is lots of fun and has great rewards when finished.  I myself am not a great baker but I can whip  up a great plate of Rice Krispy squares.  This time I added some crushed candy cane to add a little tasty addition to the recipe.

My wife is a much better cook than I am.  She whipped up some of our favourite dishes, hamburger soup and Chili.

2.  Reading

Reading is one of my favourite things to do any time.  However with the COVID-19 in Merritt BC we have more time for reading.  I see one problem looming in the near future and that is the library is closed and so are the thrift stores that I get my reading supply from.  I guess I will have to step into the new age and get my books online.

3.  Walking

Since we are not quarantined we can go out for walks.  There generally is no one  around but if we do meet someone we keep our separation of 2 metres.  It’s a great time for walking as Spring is beginning to show up everywhere.  We could use many of the trails around our house but it is tic season and so we are keeping away from these areas for now.

4.  Games

Games are a big part of our life so it is fitting that we spend time doing this. We play card games and board games but not computer games.  The only downside is that we love to play games with our friends and that just doesn’t work during the COVID-19 Pandemic.

Moving to Merritt BC.

My husband and I moved to the Nicola Valley near Merritt BC Canada. We looked at a map.  Saw that Merritt was  not far from the lower mainland and close enough to visit family when we wanted. Additionally, we also moved to Merritt  because it was just the right size. The community was equally big enough to satisfy all our needs but not too big to be overly congested.

That is to say I only knew how to sew and I had been working at the local Dry Cleaners for a few years. At the same time repairing my customers clothing has enabled me to help many people. As a result I have made many friends due to my business through the years.

Traditionally a quilt is made of three layers: a quilt top, batting, and a bottom layer. The top and bottom layers are made of fabrics stitched together. Batting (usually made of cotton or something similar) is the insulation that makes the quilt warm. None the less, a quilt takes time and dedication.  

Patchwork quilts were common in areas where women had few resources to make them. Using leftover fabric from earlier projects, old clothing, or other cheap materials was very common.

The first Spaner and Webb clothing store opened its doors in 1961. At the time, co founders Charlie Webb and Morris Spaner,  operated it as a menswear store only. Later down the timeline the store was purchased by Jim Emmons and Jim Irving. However, in 1981 Jim Irving and Brenda Irving bought out Emmons share of the business. Then in 2018 Chandelle Agar & Chris Heppner came along and “put their stamp” on Spaner and Webb and here we are today.

When deciding on what brands to stock her shelves with Chandelle shares,

I am a simple shopper. I like adventure clothes and, for me, they have to be functional outdoors. Being a rookie in fashion brands, I am naive in the field of labels. So you can imagine why the brand “Wild Outdoors Club” caught my attention. How could it not, adventure is my passion. And so, I poked around a bit more in store and online, shuffled the deck as they say, checking out shirt after shirt. “Explore More”, ‘Take Me To The Mountains” and then I came across the “Built For Adventure” T-shirt. As karma goes, the “Wild Outdoors Club” line of clothing pretty much describes my adventure motivations in a t-shirt line.

Personal Service Goes A Long Way

Entering Spaner and Webb, I was greeted by country music playing on the sound system.  The ambiance was inviting. I felt myself toe-tapping on the rustic hard-wood floors as I began looking around and taking photos.  On my arrival, co owner, Chandelle Agar, was busy serving and interacting with the customers shopping in her store. Some where looking at foot wear, while others were trying on clothing to find the right look. Chandelle was always available when assistance was required.

How lucky are you to have so many famous brand names I thought to myself. So very lucky, selection is a good thing. Rack after rack, shelf after shelf, display after display were men and women clothes to browse, try-on, buy and take home. Where to start? It is not all about clothes in this Merritt retail business either. Another important aspect of Merritt fashion is to have a complimentary line of accessories to compliment your work and/or play day. In life, add-ons of any sort, can make or break a night out, road trip, dinner date and/or adventure. Some of the add-ons which caught my eye at Spaner and Webb were the backpacks, belts, gloves, sunglasses, boots, and hats. They had scarves too but I don’t do scarves.

It is well known that starting a business is not easy nor is it for everyone.  In my opinion, most people have had a business idea in mind at some point in their lives. Throughout my employment as a business analyst, I have learned that every entrepreneur encounters roadblocks that slow them down or completely prevent them from starting their own business. On the other hand, I have dealt with clients that take all these roadblocks as learning opportunities along the way in their entrepreneurial path. Working with Kyle Hall of Empty Keg Brew House has taught me a way to deal with common issues in a more productive way while working on opening a business.

Kyle and Kelly Hall are the owners and operators of our newest microbrewery in Merritt, BC, Canada called Empty Keg Brew House. While gathering more information to work on this story, I had the opportunity to learn more about the origins of Kyle’s business, and I am happy to share hoping that Kyle’s story will encourage you to take action and work on that business idea you have set aside. The fact is, there is never a bad time to launch a business if you have identified the need of your product or service.

Where did the idea of starting a microbrewery come from?

About 27 years ago the idea of brewing beer crossed Kyle’s mind. With only making $5.50 per hour to support his family back then, it was all about making cheap beer.  As a beer enthusiast, Kyle had never been to school for brewing, but instead he learned as he went. Kyle moved from extract to partial grain then full grain. Much to the delight of his family, that venture never took off, but his passion for beer continued to blossom. 5 years ago, Kyle remembers sitting around the table with his family and friends when someone suddenly said, “If you ever open a brewery, you will never be able to keep your kegs full”. Hence, the name Empty Keg Brew House.

Questions of a small business?

As any other entrepreneur, Kyle questioned himself: should we open a microbrewery? Could we open a microbrewery? When the opportunity came a few years later; he did not hesitate to seize it. He decided to move forward with his business idea. For that Kyle decided to further his skills in brewing, as a result, he completed the Master Beer Brewing Certificate in 2015.
Kyle envisioned creating a place where locals and visitors could enjoy various types of locally brewed beers made from as many local ingredients as possible.

Getting into the Craft Beer industry.

If you think the most difficult part of starting a business is taking the crucial first step, you are wrong. Just wait to learn all the different licenses and regulations you must obtain to move forward within your specific industry. I remember Kyle working hard to get his variance rezoning approved. He also had to apply for his manufacturer and lounge endorsement licenses. It was not just applying for a permit or license; it was starting over and making changes so that your application can move forward to the next phase and waiting to see if there was any other requirement at the end of the day. Many entrepreneurs ask themselves at this phase, how much longer will it take to get their licenses? They always want it to go faster to stay within their milestones.

What was your experience at the Grand Opening?

For most people, a grand opening can be a powerful way to launch your new business. It creates awareness and generates a buzz about your new product or service offered in your community. When I asked Kyle about his own experience after all the hurdles he had gone through, his answer was: “We were scared out of our minds.” By the end of the soft opening he recalls asking himself – “What have we gotten ourselves into? It was a whirlwind that seemed so overwhelming. We worked against a tight deadline to be ready for the big date. I was lucky to count on my wife Kelly, my daughter, my nephew and other family members and friends who helped with the renovations until the day prior to the opening.”

My experience during the first months in business.

Before starting your own business, you work on financial projections and cash flow based on market research. As part of this market research, you determine your target market, but it is not until you are running your business you realize how close your projections are to your actuals. While determining his target market, Kyle looked at college age and up to maybe 45-50, but they have a wide range of friends that come in. The typical attitude on presenting the idea of a local Brew House was “we don’t need another bar in town”. But Empty Keg Brew House is a place where you can go and socialize, hang out, play some games while you have a beer, glass of wine or coffee.

What is Empty Keg Brew House 5 year vision?

Kyle would like to continue to do what they are doing now. They have focused on a “Give back Wednesday”, which is a way for the customers and the Keg to give back to local non-profit organizations. It is very well received; it is contributing to help local organizations who are playing a key component for the betterment of our social, economic, environmental, and cultural conditions of the Nicola Valley. As mentioned by Kyle “We would like to continue helping these organizations on a monthly basis. On the first Wednesdays of the month we “Give Back” a portion of our sales to local non-profit organizations. Although, Empty Keg does not have a Kitchen, they do offer appetizers and they support other eating establishments by allowing food from those approved sources to accompany the beers they offer. For example, they have Yaki Joe’s Pizza right next door and clients often bring in food from there and have a beer when they are hanging out with their family and friends.

What is your favorite thing about being a business owner?

Running a small business can be very rewarding, but as I said before it’s not for everyone. There are easier ways to make a living. Are all the long hours, hard work and sacrifice worth it? It sounds like it. According to Forbes, 90 percent of survey respondents say they would do it again and 65% say they are better off financially than if they’d remained someone else’s employee.

Kyle and Kelly have worked very hard to be able to open their brew house. They have dealt with parking variance rezoning, manufacturers licensing requirements, inspections and much more. I would not be able to calculate how much sweat equity Kyle and Kelly have put into their business. For every setback they experienced while working on their business, their commitment and dedication became stronger than ever.

As Kyle said “There are so many things to do, we can do whatever we wish to, the two captains (he was referring to himself and his wife Kelly) can steer the ship wherever we want. It is rewarding to see smiles on everyone’s faces when they are enjoying not only the product but the atmosphere. People say this is a great place. We’ve had a lot of visitors from out of town say that our space reminds them of a “Kitchen Party””.

Empty Keg Brew House is a small scale micro Brewery located in Merritt. This Brewery has recently opened their doors in our community offering locally made craft beer. A great place where locals and visitors can enjoy various types of in-house brewed beers made from local ingredients.

In the 1990’s at the Crossroads Community Church, our community opened the Nicola Valley Foodbank.  From this small  beginning, it soon grew to fill the space it uses today. The Nicola Valley Foodbank planners designed it to supplement the diets of children, seniors, low income residents and the working poor.  Today, as when it first opened, the need is overwhelming.

Why do people use foodbanks?

Derlanda, our Nicola Valley Food Bank manager, became involved with the foodbank by chance. She was struggling to find suitable work because of a disability.  When Work B.C. told her about a client advocate job at the foodbank, she applied and is now the manager. She knows why the food bank is so desperately needed and what causes that need. She sees it daily.

“For some”, she says “it is stress; for others, a job loss; some lose partners or children; still others can’t keep their housing.” For these people,” she says “life has been too much. They are overwhelmed and just can’t cope anymore. It could have been me. It could be you.”

Besides providing food, what else does the foodbank do?

Clients who use the foodbank often need other services too. Many times they are not even aware of the help that is available to them. The Nicola Valley foodbank educates them by putting them in touch with other agencies and services such as Work B.C., Merritt Youth and Families, the Cold Weather Shelter and Ask Wellness.

Environmentally friendly changes coming

Of course food is the priority for the foodbank, but speaking with manager Derlanda Hewton really surprised me. Not only does the food bank distribute food to those in need, as you would expect, but it is also involved in a number of earth friendly programs to reduce food waste and increase local food security.

The zero waste initiative- No food to the garbage!

No food to the garbage is a big change in the way we use food- and one that is long overdue! The Food Bank Canada initiative plan involves many of our local food stores and farmers. They work with the Nicola Valley Food Bank to reduce waste in a big way. It works like this: the stores donate unsold, but still good, food to the foodbank. When it is not fit for humans, it will be sent to farmers for animal feed or to animal rescue shelters. If unfit for humans or animals, it will be composted and returned to the earth to improve the soil. Humans benefit, animals benefit and the earth benefits. A nice win, win, win situation for all.

Long term plans

When I asked Derlanda what the long term plans for the Nicola Valley Foodbank were , she told me it depends on the type of facilities they will  have. Their ideal building would include walk in freezers, coolers, an air conditioned kitchen and an education centre. They want to teach clients how to cook unfamiliar food and how to preserve extra garden produce {canning, drying and freezing fruit and vegetables).  I think this would pair well with a community garden if one were started close by, don’t you?) Now there’s a project for a gardening group.

Does technology help?

When I asked Derlanda this question the answer was a definite, yes! Did you know the Nicola Valley Foodbank can accept donations through the square? And that you can find them on social media and on blogs? In addition,  they are also on the Farmers Market Site? They have their own website too. Here is the link: Nicola Valley Food Bank.

Volunteers- always needed; always appreciated

This summer saw 15 volunteers at our local foodback, including 3-13-year-olds. These ( both reliable and hardworking) young people pitched right in wherever they were needed! There were also 3 part time drivers, 1 summer student and a janitor. The foodbank found them through Open Door and Work B.C. The students are back in school now so if you have extra time, come volunteer.

Fundraising

In addition to volunteers, the Nicola Valley Foodbank always needs both food and money. A rumor made the rounds this summer that the foodbank didn’t need any more garden produce.  And that they just threw away the excess.  NOT TRUE. Our Nicola Valley Food Bank uses all the food it can get!  So gardeners, please know that any extra produce is definitely appreciated.

Donations

Someone said that since the Nicola Valley Foodbank runs on donated food, they shouldn’t need money. Well, I saw volunteers stocking shelves with diapers, baby food, formula, feminine hygene products, laundry soap and other necessities. I know these things don’t grow in my garden! And in addition to food, how about  gas for that delivery van out back? Also the lights for the building? And not only the heat but also the rent? Yes, the foodbank needs money. They supply very basic needs.  The only “luxury” on the shelves?  Donated chocolate!  Could you go months without a piece of chocolate? Well, if you could, would you want to?

Yes, running our Nicola Valley Foodbank takes cash, serious cash. They are quiet about their need, and don’t talk about it much. But they worry.  As your blogger, I tell it like it is. They just want to keep those shelves filled. So I can say, they really need money! There are donation boxes wherever we have events in Merritt and we Merritonians are generous with food sharing. Let’s try shaking loose some spare cash too. Perhaps we could give up a chocolate bar or two and donate the money.  🙂

Why do they do it?

For the foodbank’s unpaid volunteers the job is often difficult, sad and (sometimes) frustrating. So why do they do it? “To give back to the community”, one says. “It’s knowing we can make a difference”, says another. What does Derlanda say? After all, she is the manager and sees it all. “It’s about food security for everyone in the Nicola Valley.” That, everyone, is the bottom line. We all need to eat.

What did I learn? 

My level of ignorance about our local foodbank and the work it does was appalling. Yes, I  am a senior. However I  still go to the store and choose from hundreds of food items. For example, look at my chosen breakfast. Freshly cooked oatmeal with milk and a big, juicy peach. For  lunch I have fresh salad and a tasty sandwich.  In addition to all this, I know I will have dinner tonight. So, I will enjoy my roast chicken, rice and veggies.  Despite a limited budget, I can have chocolate any time I want, if I want it. Most importantly, after my foodbank visit I now remember to count myself among the very lucky!

How to safely live with Bears in Merritt & throughout the Nicola Valley

Hope Mountain Black Bear Committee saves lost black bear cub named “Merritt”

Safely living with Bears in Merritt BC Canada brought to you with the help of Hope Mountain Black Bear Committee. Everyone can live in harmony with the Bears who share our habitat. This fall I was very fortunate to meet Lydia Koot and Cecilia Fraga from the Hope Mountain Black Bear Committee. Coincidentally, these two amazing women are volunteers who are passionate advocates for all wildlife. Recently they both traveled from Hope BC in the early morning hours to rescue a black bear cub we named “Merritt”.  A very adorable cub who was running around on the Bench. Lost and motherless, this little cub probably wouldn’t of survived the winter.

Follow some simple steps from Hope Mountain black bear committee :
  •  Store garbage , including recycle bin in garage or a secure location.
  •  Only place garbage & recycle bins in the morning of pickup.
  •  Remove bird feeders during bear season. ( mid May-to mid November).
  •  Turn compost often. Don’t add any cooked food, dairy, or fish to compost.
  •  Keep pet food inside or in a bear resistant container.
  •  Pick ripe and fallen fruit daily. Remove unused fruit trees.
  •  Clean your barbecues after each use, cover and store if possible.
  •  Keep refrigerators & freezers inside.
  •  Use electric fencing to protect small live stock or fruit trees. Refer to local by-laws for restriction on electric fencing.

  •  Stay calm, don’t panic.
  •  Don’t yell. Speak calmly to let bear know you are nearby.
  •  Never approach a bear and do not run from it.
  •  Back away slowly, moving in the direction you came from.
  •  Go indoors with your children and pets immediately.
  •  Warn others about the presence of bear.
  •  Once bear has left area, check your yard to make sure there are no attractions available such as fruit.

If a bear is threatening please call the conservation officer service at 1-877-952-RAPP (7277) or your local police. The B.C. Conservation Officer Service (COS) is a public safety provider focused on natural resource law enforcement and human wildlife conflicts prevention and response. Our vision is to be a progressive and respected leader in environmental compliance and enforcement, shared stewardship and public safety.

Once conditioned to look for “Easy” food from humans the bear usually becomes a public safety hazard. It is the bear that pays for human mistakes with it’s life. Lydia Koot.

To emphasize.

Whether you are camping, biking, hiking or just enjoying the out-doors. Respect all wildlife and how your footprint impacts your environment. Seeing a bear in its natural habitat can be amazing. A memorable  experience. Above all avoid encounters by making noise, let wildlife hear you. Never hike alone, and always be alert. Look for signs of bears, such as claw marks on trees, scat (fresh that is), logs ripped apart and overturned rocks.

Remember: In B.C. it is an offence to feed or leave attractants available to dangerous wildlife. Lydia Koot.

Although a bear cub may look adorable and cute. They are wild and even though small could do a lot of damage if provoked. Importantly to call conservation officer or local police to deal with bear. Additionally knowing “Black Bear” facts. Hope Mountain Black Bear Committee.

  •  Black bears have variations of colors from black, brown, blonde and cinnamon.
  •  Have good eyesight.
  •  Sense of smell is 10x stronger than a bloodhound.
  •  Will stand on their back legs to better identify what is in front of them.
  •  Can run faster than you, and change direction quickly.
  •  Are strong swimmers.
  •  Are highly curious and intelligent.

“If I don’t like my neighbour, I cannot go to the RCMP and tell them, ‘Look, could you please take that neighbour away because I don’t like him,’ ” said Koot. “Well, that’s the same with wildlife. We live in wildlife country, so we cannot just go and shoot any animals that happen to walk to town, or go and build a wall around it.” Lydia Koot.

In conclusion

Everyone can live in harmony with the Bears who share our habitat.  With some education provided from Hope Mountain Black Bear Committee we can learn to live safely with bears. Firstly, be “Bear” aware and understand “Bear” necessities and “Facts”. Then take the simple steps to prevent “Bears” becoming public safety hazards so they do not pay with their lives because of our ignorance.

With over 30 years of experience, Don Loewen Saddlery has created over 500 horseback riding saddles. This has earned Don’s saddlery a stamp of pure “Authentic Quality Craftsmanship”. Introducing Don Loewen.

In order to know Don Loewen, we need to know his history.

From birth, Don grew up within a cowboy family. Growing up with an interest in horses and saddlery he made his first saddle at 14yrs old. Don realised early in life he had a unique passion and talent for shaping leather with his hands. Don began his journey at the age of 17 leaving home and attending  “Saddle School” in South Dakota. Itis here he honed his skills as a saddle maker and artisan.

Consequently Don opened up a home-based shop.

Meanwhile after cowboying in southern Alberta and at Douglas Lake Cattle Company with some time working in the logging industry, Don returned to his true passion of saddlery. In 1995 he opened a home-based saddle shop called Don Loewen Saddlery. Eventually he opened up a storefront business in downtown Merritt B.C. in 2004.

Our saddles are highly customized to your specific needs.

Lets take a look at how Don begins to make a saddle. Firstly, a frame is made of wood and fiber glass of the horse’s frame. From that frame a saddle is fitted for the horse. Comfort, durability and the ability to stay positioned throughout a full day’s ride, is what makes Don’s saddles so well known throughout Western Canada.  Ground seat design, the skirt and seat design are skills that Don teaches and owns with a sense of pride.

I had the privilege of sitting with Claudette Edenoste, the owner and Broker of Royal Lepage Merritt Realty in Merritt, BC.   Claudette has completed numerous educational upgrades in order to master her trade. She has a total of 18 years in the real estate business, including owning and brokering Royal Lepage Merritt for the past five years.

My visit took up better than an hour of her most valuable time. Not to mention it was her day off. But wow! She was very accommodating and I sure did get a lesson on Claudette’s management style. As well as an inside understanding of the trials and tribulations facing the Real Estate world of today.

How Does The Local Social Atmosphere In Merritt Affect Your Real Estate Business?

According to studies, a homeless shelter in an area can impact property values. However, a bad school in the neighbourhood has a greater negative impact, dropping home prices by more than 10%. At the same time if the housing is supportive, such as offering an array of services to those in need, property values can rise. The biggest social factor in our community, is lack of affordable housing which impacts our community in a number of ways. 

How Does Environmental Issues In Merritt Affect Your Real Estate Business?

“Environmental issues can have a great impact on Real Estate. It can affect everything from its value to its livability.”

There are many environmental concerns. The main concerns for Merritt would include, natural geographic boundaries such as rivers and lakes. They can limit the land for development but at the same time add value to a neighbouring property.

Soil conditions can have an impact on development as well as influence run off issues and flooding hazards, which in some areas would affect the availability of land. Soil should also provide adequate drainage and be able to support the structure without slippage that can cause cracks or allow a whole slope to erode and slide.

What Kind Of An Impact Does Technology Have On Your Real Estate Business?

The advancement in technology impacts the Real Estate market in various ways. With the ease of technology the work of the real estate agent as well as the work of the customer has become quite a bit simpler. The agreements that would normally take up considerable time are now done within seconds.

How Does The Legal and Political Environment Affect Your Real Estate Business?

“Decision making in larger cities and centres impact the market in rural areas.” 

With some major changes to the components that assist in driving the market. The market has slowed considerably.  Higher taxes, foreign buyer taxes, interest rates as well as stricter mortgage qualifications contribute to the slower market. Furthermore in addition to qualifying for a mortgage, a mortgage stress test has been added. It is in order to insure the ability to be able to pay in the event of interest rates increasing. Not to mention the federal budget initiatives announced, will not have a positive effect on the market in 2019.

Another key point, that is important to realize is that, new rules for first time home buyers, does not help buyers in least affordable markets. Given these points, the program does not apply to a home over $500,000. Many of the details of this program are not clear.

In summary, the changes have had an instant negative affect on sales. One that is likely to continue for awhile.

Equally important to note, in 2018 the government banned Dual Agency in British Columbia. Above all the ban on dual agency takes away the power of the purchaser, to be able to deal with whom he likes or knows. In addition, it takes away the ability for the realtor to build an ongoing relationship with a vendor or a purchaser. To put it another way the purchaser does not have a choice in which realtor will represent him/her in their purchase.
